This page explains what is specific to Vireo Properties. The Vireo-wide terms also applies and covers the shared Vireo layer.
Information, not independent advice
Vireo Properties helps publish information and coordinate enquiries. A listing is not legal, financial, surveying, valuation, title, or investment advice. Price, availability, boundaries, tenure, title, access, utilities, tax, and other material facts must be independently checked before commitment.
Representatives and owners
The relevant brokerage, representative, owner, lawyer, authority, or other professional remains responsible for the information, service, decision, or document they provide. Vireo does not become the seller, buyer, owner, or legal representative by carrying the record.
Using the website or sending an enquiry does not create an attorney-client, fiduciary, or exclusive brokerage relationship unless the relevant parties separately agree to one in writing.
Viewings and offers
A viewing request is not a guarantee that the property remains available. An enquiry or offer recorded in the service is not a completed transfer. Commitments must be documented, accepted by the authorised parties, and completed through the appropriate Belizean process.
